With more and more lenders signing up to the government-backed initiative aimed at helping people buy a home, now maybe a good time to buy. You can now purchase a home with as little as 5% deposit for both existing and first time buyers.

How Does the Help to Buy Scheme Actually Work

Option 1 – Equity Loan

With Help to Buy: Equity Loan:

  • The Government will lend you up to 20% of the value of your property through an equity loan, which can be repaid at anytime or on the sale of your home
  • You will need to contribute at least 5% of the property price as a deposit
  • So you will only need to secure up to a 75% mortgage from a bank or building society
  • Available to first time buyers and homeowners looking to move
  • Only available on new build properties
  • Maximum house purchase £600,000

Option 2 – Mortgage Guarantee

The Help to Buy: Mortgage Guarantee scheme has closed to new loans as of 31 December 2016 as planned.

Why is this for me?

I only have a small deposit, but I can afford repayments on a 80-95% mortgage and I want a new build or older home, or I want to re-mortgage with a new lender to get a better deal.
